HMI’s Façade Easement Program
In the early 1980′s, when the owners of the Iron Block and Germania were looking for ways to finance restoration, the federal government was offering tax incentives. By donating a “façade easement” in perpetuity and a fee to a non-profit organization, the owners were able to assign a value to that easement and claim it as a charitable deduction, take rehabilitation credits of 25 % of the renovation costs, and receive low interest loans.
Facade easements are attached to the title of the property and obligate future owners of the property, as well.
Facade easements holders are responsible for regular inspections.
Historic Milwaukee, Inc. is one of two façade easement holders in Wisconsin, along with the State Historical Society.
